Dubai is moving from a market led by launches to one led by deliveries. In the first half of 2026, developers launched 124 projects with about 28,000 units, compared with 410 projects and 102,000 units a year earlier. At the same time, 24,800 homes were handed over, nearly 38% more than in the same period of 2025, according to Cavendish Maxwell. Land is still changing hands. Dubai Land Department data reported by Gulf Today shows about AED 146 billion of land sales across 10,770 transactions between the start of the year and 26 October. Residential plots made up AED 88.6 billion (61% of the value) and 7,545 of the plots sold (70% of the number). The largest areas by value were Me'aisem 2 (AED 10.7 billion, 557 deals) and Al Yelayiss 5 (AED 7.4 billion, 942 deals).
The slowdown in launches was concentrated in the mid-market, and some developers postponed projects in the second quarter because of regional uncertainty, Cavendish Maxwell reported. Fewer launches can ease the pressure on future supply, but they also mean developers are selecting sites and timing more carefully.
What this means: landowners holding well-located plots still have active buyers, and joint ventures with developers are a practical route when a developer prefers to share risk instead of paying all in cash. Before approaching the market, check the plot's permitted use, buildable area and any infrastructure limits, because these decide the value more than the headline area.
